Buying Procedure

For a smooth process in securing your Lancaster New City home, here are steps you should take:

Inquiry

Your first step to secure a house from us is to contact us. You can do this through any of our channels: website chat, call or text. During this step, we will discuss the house you want, the requirements for getting it, its price, terms, and your payment options.

It is also in this stage that we will request to know your monthly income to see if it meets the bank requirement. If it doesn’t, we will also explore other available channels to help you.

Site Visit

The next thing is to visit the site to survey your potential new home. You are encouraged to ask your assigned agent questions so you can decide which house will match your needs. To make sure this stage convenient for you, we implement an Online Home Tour of the Lancaster New City Cavite, so you have a better idea of how the home and amenities look like. These virtual tours may be scheduled with your agent at the date and time most convenient for you.

Reservation

After deciding on the house of your dreams, it is time to reserve it. You will need to submit some requirements and pay the reservation fee. Online bank transfers are accepted while the current Enhanced Community Quarantine stands. Your agent will assist you in every step of this process. Once paid, you will receive all the documents and the receipt. The house is immediately reserved under your name.

Down Payment

You need to work with the monthly payment plan we have given you for the down payment. Ensure you make your first downpayment within the 30 days of reservation.

Amortization

Whether you choose In-house or Bank your amortization kicks in after you complete your down payment. The bank will process your loan and hand you documents to read and fill. After this, you will have to wait for a month before your amortization begins.

Loan Requirements

All that we require from you are the documents needed to make your payment successful. There are no hidden charges. There are no broker’s fee or move-in fees. We will start the loaning process during your down payment period to hasten things up. Hence, ensure you have submitted all requested information within 60 days from reservation.

Inspection

Once your loan process is secured, we will send you a notice regarding house inspection. Our team will be there to help you through this stage to ensure you get a satisfactory property.

Move-in

After you have approved the place, your keys will be handed to you. You can move in.

Assistance and Updates

You can contact our agents on our website chat at any time to request any of the following:

  • Check your documents or requirements to know which hasn’t been sorted.
  • Change your home or its ownership. Ensure you do this within 120 days from reservation. You will be asked to pay PHP 10,000.00 for both In-housing and Bank Financing.
  • Move your Due Date. This is only done once and incurs PHP 100.00.
  • Hold check request. Ensure you send your decision not later than 14 days to the Due Date. This action attracts a fee of PHP 100.00.
  • Submit your scanned ID, passport, or CEDULA through email.
  • Your bank loan application status.
  • Verify your payments or request a payment ledger.
  • Your Certificate For Inspection or House Inspection Date.
  • The House construction status.
  • The move-in date, etc.

Please note:

  • Include the Block and Lot No., of your reserved home in all your mails to us.
  • Your request approval can take from 1-2 weeks.
  • Only the buyer or the attorney-in-fact signature is recognized and accepted in mails.
  • Send us a copy of your email for future reference.
